As General Contractor, Modern Commercial Builders (MCB) will review design documents you provide and submit a proposal to build according to those documents. With this method, there is typically little to no interaction between the GC, design team and yourself, while a proposal is being prepared. This method should only be utilized when design documents are 100% complete, as errors, omissions, and discrepancies cannot be priced. As the errors, omissions, and discrepancies are resolved during construction, Change Orders must be presenting, which increase the initial cost and often times add to the project duration to complete. MCB is very experienced with the GC method and our approach is to identify with Qualifications, Clarifications, and Exclusions any important issues that might impact our proposed cost to perform the work. We understand many of our customers view this method as achieving the "lowest cost", but experience has proven the change orders often result in much higher final cost than other methods which involve more communications.
