Modern Commercial Builders, LLC. seeks Construction Project Manager to work in McKinney, TX to develop and implement comprehensive project execution plans, including defining project scope, work breakdown structures, schedules, and deliverables in alignment with client and organizational requirements.

Requirements:

  • Master's degree in Civil Engineering, Construction Management, or a related field of study plus 2 years' experience in land development and/or residential and commercial construction project management.
  • Must have OSHA 30 Certification.
  • Requires 30% domestic travel within Dallas Fort Worth Metroplex area to construction sites.

Job Description

Performs thorough review of project pricing documents. Maintains accurate record of documents being priced. Prepares bid packages for each scope of work required by pricing documents. Develops subcontractor bid list by verifying subcontractor qualifications for the type and size of project requirements. Distributes bid packages with pricing documents to request subcontractor proposals. Builds internal estimate of work requirements by performing quantity take-off of pricing documents and utilizing up-to-date unit pricing. Responsible for all communication with subcontractors and ensuring adequate coverage is achieved for every scope of work. Identifies cost saving opportunities and presents for consideration. Responsible for subcontractor proposal scope clarifications, specification compliance, schedule verification, identifying long lead items, identifying material escalation factors, scope gap coverage, and negotiations to ensure "apples to apples" bid tabulations, necessary to determine best value for each scope of work. Responsible for accuracy of internal and final estimate with subcontractor bids. Accountable for MCB cost proposal submitted for customer contract award.

Specific Job Requirements:

  • Develop/maintain strong subcontractor relationships by communicating frequently.
  • Maintain a list of qualified subcontractors, reliable and loyal to price MCB opportunities.
  • Continually seek industry knowledge of matters impacting construction building cost.
  • Develop/maintain a data base of up-to-date unit prices and internal completed projects cost history.
  • Thoroughly review pricing documents MCB receives for project opportunities to completely understanding scope of work requirements.
  • Prepare bid packages for each scope of work for distribution to qualified subcontractors.
  • Prepare detailed cost estimates by analyzing Request for Proposal (RFP), drawings, specifications, performing quantity take-offs, and utilizing up-to-date unit pricing.
  • Organize, review, analyze, and tabulate bids received from subcontractors and suppliers.
  • Prepare qualifications, clarifications, and exclusions for proposal submission to customers.
  • Develop and prepare conceptual estimates demonstrating a thorough scope understanding.
  • Proactively interact with customers, architects, engineers, and Authorities Having Jurisdiction (AHJ) to understand and incorporate project objectives into cost estimates.

Job Description

Provides effective leadership to collaboratively complete contract requirements for assigned projects. Protects MCB company interest by ensuring all risk management measures are always in place. Develops and maintains relationships with subcontractors, architects, engineers, Authorities Having Jurisdiction (AHJ), and Customer. May be responsible for managing more than one project. Accountable for all construction activities on assigned projects.

Specific Job Requirements:

  • Assist in RFP responses including preparation of cost estimate, schedules, and other documents.
  • Help identify cost saving opportunities to present for customer consideration.
  • Establish relationships with subcontractors, customers, and architects to assist securing new business.
  • Responsible for fully understanding requirements of contractual agreement with customer.
  • Prepare cost coded line-item control budget from detailed estimate.
  • Responsible for verification of subcontractor qualifications, negotiating final price, preparing detailed subcontractor agreements, and issuing subcontracts for execution.
  • Plan, sequence, and schedule projects in collaboration with superintendent and subcontractors.
  • Develop and maintain detailed project schedule.
  • Manages submittal control, RFI system, and change order processing.
  • Manages monthly subcontractor pay application processing.
  • Responsible for project cost control including preparing reports for review with supervisor.
  • Responsible for routine project site inspection to ensure highest levels of safety and quality.
  • Coordinate requirements of AHJ to obtain certificate of occupancy.
  • Responsible for preparation and submittal of all project closeout documentation.
